Neukölln, quarter of Buckow: Well-kept investment property
The very well-kept condominium consists of approx. 10 three-storey houses, surrounded by gardens and attractive common areas. The residential complex is in very good condition. A few years ago, the facades were insulated, new windows installed and the top floor ceiling insulated. These costs have been passed on to the tenants. A new heating system was installed in winter 2016/2017. The costs of this energetic modernization have not yet been transferred to the rent. The property management will make up for this promptly, so that after approx. 9 months the rent can be increased to a net rent of about EUR 465.00/month, corresponding to EUR 6.86/sqm. Despite the energetic modernization the financial situation of the condominium is very good. This investment opportunity in the green south of Berlin offers both: security and good development potential.

Location
Popular and quiet residential area in the Neukölln district of Buckow, near the old 13th century church with village pond. Buckow has a charming mixture: Village character with detached houses alternates with housing construction from the 1930s to the 1970s. One well known example is the Hans-Martin-Helbich settlement with its many meadows, fields, sledging slope and a small shopping centre, built in 1974. Gropiusstadt with its multi-storey buildings is both a centre and a dividing element between the two Buckow neighbourhoods.
